Clear expectations make for great stays. These terms cover how bookings work, what we ask of every guest, and how we take care of you in return.
1. Agreement to these terms
These Terms & Conditions ("Terms") apply to the website of Fisher Three Vacations ("Fisher 3," "we," "us," or "our") and to every reservation of a Fisher 3 vacation rental in West Michigan. By using this website or booking one of our homes, you accept these Terms on behalf of yourself and everyone in your group. If you do not agree to these Terms, please do not use the site or make a booking.
Reservations are made directly with us through our booking page: you send a booking request with your dates, we confirm availability within 24 hours, and we send a final quote and a secure payment link to complete your reservation. Some of our homes are also listed on third-party platforms (such as Airbnb and Vrbo), where that platform handles the booking.
2. Bookings & payment
- Reservations are requested through our booking page. We confirm availability within 24 hours and send a final quote itemizing the lodging rate, cleaning fee, and taxes — there are no third-party service fees when you book direct — along with a secure payment link.
- Payments follow a 25/25/50 schedule: 25% of the total reserves your dates, a second 25% is due as your stay approaches, and the remaining 50% is due shortly before arrival. The exact dates for your stay are stated in your quote and confirmation.
- A reservation is confirmed only once your initial payment has been processed and you receive a written confirmation from us (or, for platform bookings, from that platform).
- The guest who makes the reservation ("primary guest") must be at least 25 years of age, must be personally staying at the property, and is responsible for the conduct of the entire group.
- Occupancy must not exceed the maximum guest count published on the property's listing (our homes sleep between 2 and 30 guests, depending on the property).
- Bookings made through Airbnb, Vrbo, or another platform are additionally governed by that platform's terms of service and payment policies.
3. Check-in & check-out
- Check-in: 4:00 PM
- Check-out: 11:00 AM
Early check-in or late check-out may be available on request but is never guaranteed — contact us in advance and we will do our best. Unapproved late check-outs may incur an additional charge, as turnover time is reserved for preparing the home for the next guests.
4. Cancellations & changes
Each home's cancellation policy is stated in the final quote and rental agreement you receive when you book, and that policy governs your reservation. Refund eligibility depends on how far in advance you cancel relative to your arrival date — the earlier you cancel, the greater the share of your payments that is refundable, on the sliding scale set out in your rental agreement.
If you booked through Airbnb, Vrbo, or another platform, the cancellation policy shown on that platform's listing applies, and cancellations must be processed through that platform. We recommend travel insurance for peace of mind — weather on the lakeshore is part of the adventure, and we cannot offer refunds for weather, travel delays, or early departures.
5. House rules
Every Fisher 3 home is a residence in a real neighborhood, and we work hard to be great neighbors. The following rules apply to all of our properties unless your booking confirmation states otherwise:
- No pets. Our homes are pet-free to protect guests with allergies. Service animals are accommodated as required by law — please let us know before arrival.
- No smoking or vaping inside any home. Where smoking is permitted outdoors, please dispose of materials safely — never near landscaping, decks, or fire pits.
- No parties or events without prior written approval. Select properties (such as our Holland estate) can host approved events by arrangement — contact us to plan one.
- Quiet hours are 10:00 PM to 8:00 AM. Outdoor music, pool areas, and hot tubs should wind down by 10pm out of respect for the neighbors.
- Occupancy limits are firm. Only registered guests may stay overnight; day visitors must be approved in advance.
- Parking is limited to the driveways and designated areas described in your check-in instructions — please keep streets clear.
6. Pools, hot tubs, saunas & waterfront
The amenities are why you're here — and they come with common-sense conditions:
- Outdoor pools are seasonal — generally Memorial Day weekend into late September or October, depending on the home and weather permitting; see each home's House Notes for its exact season and any heating fee. Hot tubs and saunas operate year-round at most homes.
- There are no lifeguards at any property. Pools, hot tubs, saunas, docks, kayaks, fire pits, game rooms, and all other amenities are used at your own risk.
- Children must be actively supervised by an adult at all times around water — including pools, hot tubs, the Kalamazoo River frontage, marina docks, and Lake Michigan beaches.
- Please follow all posted safety guidance and the instructions in your home's welcome materials, including hot tub cover use, sauna time limits, and pool fence and gate rules.
- Kayaks and other provided watercraft are for registered guests only; life vests should be worn on the water.
- Glass is not permitted in pool or hot tub areas.
7. Guest responsibility & damages
- Please treat the home with care and report any damage, breakage, or maintenance issue promptly — accidents happen, and early notice lets us fix things fast.
- The primary guest is financially responsible for damage beyond normal wear and tear, missing items, excessive cleaning, unregistered guests or pets, smoking remediation, and violations of these Terms.
- Leave the home in reasonable condition at check-out: dishes started or done, trash bagged, furniture where you found it, and doors locked, per your check-out instructions.
- We reserve the right to end a stay without refund if house rules are violated in a way that risks the property, the neighbors, or the safety of anyone in the group.
8. Our access & maintenance
We respect your privacy during your stay. We or our service providers may need to access the property for urgent repairs, scheduled maintenance (such as pool or hot tub service), or emergencies, and will give you as much notice as reasonably possible. Exterior security cameras may be present at entrances and driveways for property protection; there are never cameras inside the homes or in any private areas.
9. Limitation of liability
To the fullest extent permitted by law, Fisher Three Vacations, its owners, and its staff are not liable for personal injury, loss, or damage to guests or their property arising from the use of our homes and amenities — including pools, hot tubs, saunas, waterfront areas, docks, watercraft, fire pits, and recreational equipment — except where caused by our gross negligence or willful misconduct. Guests assume responsibility for their own belongings; we recommend not leaving valuables unattended.
We are not responsible for interruptions beyond our reasonable control, including utility or internet outages, weather events, or the temporary unavailability of an amenity. Where an amenity central to your booking becomes unavailable, we will work with you in good faith on a fair resolution.
10. Website use & intellectual property
The content of this website — photography, home descriptions, guides, branding, and design — belongs to Fisher Three Vacations and may not be reproduced or used commercially without our written permission. You agree to use the site lawfully and not to interfere with its operation, scrape its content at scale, or misrepresent your identity when contacting us or booking.
Our site links to third-party services — including our secure payment provider, Airbnb, Vrbo, Google Maps, Facebook, and Instagram. Those services have their own terms and privacy practices, which we do not control.
11. Changes to these terms
We may update these Terms from time to time, and will revise the "Last updated" date at the top of this page when we do. The version in effect on the date you complete a booking governs that reservation. Your continued use of the website after changes are posted constitutes acceptance of the updated Terms.
12. Governing law
These Terms are governed by the laws of the State of Michigan, without regard to conflict-of-law principles. Any dispute arising out of a stay or the use of this website will be resolved in the state or federal courts located in Michigan.
