Booking & payments
Book direct, right here on our site: send a request through our booking page with your dates and home of choice, and we confirm availability within 24 hours. Once your dates are confirmed, you receive a final quote — lodging, cleaning fee, and taxes, with no third-party service fees — and a secure payment link to reserve. Select homes are also listed on Airbnb and Vrbo, but booking direct means no service fees and a direct line to Charlie and Megan from the moment you reserve.
Send a request through our booking page with your check-in and check-out dates — we check the calendar and confirm availability within 24 hours. Summer weekends book far ahead (many homes sell out months in advance), so if your dates are flexible or you're planning a multi-home trip, reach out and we'll help you find the best fit.
No — direct bookings are split into a 25/25/50 payment plan: 25% reserves your dates, a second 25% is due as your stay approaches, and the remaining 50% is due shortly before arrival. Each payment is made through a secure payment link we send, and the exact schedule for your home and dates is confirmed with your final quote and in your confirmation email. And there's no security deposit at any Fisher 3 home.
Refunds follow a sliding scale based on when you cancel: eligibility depends on how far in advance you cancel relative to your arrival date — the earlier you cancel, the more of what you've paid is refundable, as set out in your rental agreement and our Terms & Conditions. We can't offer refunds for weather, travel delays, or early departures, so we still strongly recommend travel insurance — it's inexpensive and covers the unexpected. If you book through Airbnb or Vrbo instead, the cancellation policy shown on that platform at checkout applies to your reservation.
Minimum stays vary by home and season — typically two to four nights, with longer minimums around peak summer weekends and holidays, and occasional one-night midweek openings in the off-season. When you send a booking request, we'll confirm the minimum that applies to your dates.
Yes — the primary renter must be 25 or older for all homes, and must be personally staying at the property. Children of all ages are always welcome — many homes include cribs, children's books and toys, and other family touches.
No — booking direct with us means no platform or service fees. Your final quote itemizes the lodging rate, cleaning fee, and taxes, and that's it. It's one of the best reasons to request your dates here instead of through a third-party platform.
Check-in & check-out
Check-in is at 4:00 PM and check-out is at 11:00 AM. That window lets our in-house care team fully reset each home — pools, hot tubs, linens, and all — between groups. If you'd like an early arrival or late departure, ask ahead of time; we say yes whenever the calendar allows.
Every home uses smart-lock self check-in. Before you arrive, you'll receive a unique door code for your stay plus full arrival directions — no keys to collect, no office to visit. Head straight to the house, punch in your code, and start your vacation. Your hosts are a message away if you need anything.
Yes — after you book direct, we'll send a short rental agreement to complete before arrival. It covers the house rules, occupancy, and payment terms in plain language, and it protects both you and the home.
Amenities & your stay
Every home comes fully equipped: a stocked kitchen with cookware, spices, and a coffee setup; bed linens, towels, and extra blankets; an in-home washer and dryer; fast WiFi; and smart TVs. Many homes go further — beach gear at our beach-town stays, cribs and children's items at family-focused homes, and game rooms, wet bars, and theaters at the larger estates. Pool season varies by home — generally Memorial Day weekend into late September or October, weather dependent. Pool heating — up to a toasty 85° at some homes — is available for an additional daily fee where offered. See each home's House Notes for its exact season and any heating fee.
Yes. Unlike the pools, our hot tubs run all four seasons and are serviced between every stay by our in-house care team. A snowy soak after a day in a West Michigan beach town is one of the best-kept secrets of the off-season — and the barrel sauna at Bell Cottage and cedar sauna at Little Arches are year-round, too.
Yes — free on-site parking is included at every property. Capacity varies by home (for example, four vehicles at Bell Cottage and up to eight in the driveway at Swimming in Amenities, where township rules keep parking off the cul-de-sac). The Adelaide Pointe condos include garage and lot parking. If you're arriving as a caravan, let us know and we'll confirm your home fits the fleet.
Not yet — a pool and hot tub are planned for the Adelaide Pointe development with a target completion of summer 2026, but they aren't available for guest use yet. In the meantime, the marina campus already delivers plenty: a full-service marina on Muskegon Lake, an on-site fitness center, and Muskegon Brewing Company right downstairs.
Pets, smoking & good-neighbor rules
No — as much as we love them, pets are not permitted at any Fisher 3 home. Keeping the homes pet-free lets us guarantee an allergy-friendly stay for every guest, in every bedroom, every time.
All of our homes are non-smoking indoors. Please follow the house rules in your rental agreement for any outdoor guidance at your specific home, and always dispose of anything fully extinguished — several homes back up to woods and dune grass.
Most homes are for overnight groups only — parties and events aren't permitted. Two exceptions: Swimming in Amenities in Holland is suitable for hosted events, and Adelaide Pointe in Muskegon offers a dedicated 200-guest event venue steps from our marina condos. Quiet hours at most homes run 10:00 PM to 8:00 AM, in line with local ordinances — the hot tub conversation can keep going, just at a lower volume. Some homes use privacy-safe noise monitors that measure sound levels only (they never record conversations), and any exterior security cameras face driveways and entrances only and are disclosed on each listing.
